Lutfor Rahman Opu (LRO): At Fortress, safety is an active lifecycle protocol. Before drafting blueprints, we execute rigorous geotechnical and hydrological trials. During construction, our engineers enforce strict material controls following proper safety guidelines. Post-handover, we establish professional Owners’ Associations to mandate routine mechanical, electrical, plumbing (MEP), and structural health checks, ensuring the building remains secure throughout its life.

TDS: Earthquake resilience and fire safety are major concerns for buyers. What measures have you adopted to withstand these risks?

LRO: We engineer every project strictly according to BNBC 2020 and ACI codes. We utilise advanced structural software to withstand high-intensity seismic zones through optimised shear wall layouts and ductile detailing. For fire security, we integrate independent fire-refuge areas, certified fire-rated doors, automated sprinklers, and dedicated pressurised firefighting stairwells to ensure safe evacuation.

TDS: How is your company integrating sustainability and climate-resilient design into its projects?

LRO: We integrate passive architectural design to optimise natural cross-ventilation and daylighting, which directly cuts energy loads. We prioritise sustainable local materials like non-fired concrete blocks and low-VOC paints. Advanced rainwater harvesting and drainage prevent waterlogging, ensuring long-term tropical climate resilience..

TDS: Homebuyers today are more conscious of quality. How do you build trust and transparency throughout the project?

LRO: We build trust through total accountability and milestone-based inspections at critical structural phases, such as foundation pouring and column casting. We bridge the gap with buyers by providing absolute transparency regarding material testing certificates from laboratories like BUET or MIST, structural certifications, and digital progress reports to ensure quality is fully documented.

TDS: Looking ahead, what reforms or advancements are essential for the sector to reach global standards?

LRO: Elevating the sector requires uncompromising enforcement of the BNBC and the swift adoption of digital permitting systems. We advocate for green building tax incentives to catalyse sustainable development. Wider deployment of precast technology, green steel, and deeper collaboration between developers and academic research institutions will drive Bangladesh toward recognised global safety and sustainability benchmarks.
